Another shell of a building. This time I added a garden plot with a sign and bushes. The bushes aren't really optimized at all so they add about 100k verts, but with the way I built the plot it looks empty without some vegetation there. So, you've been warned. The textures used:

the model is fitted to hold 1 magnet in each half, and I also recommend using metal washers on the bottom for balance.
inside the bottom shell there is enough space to fit atleast 3 washers, 1 large and 2 medium sized in my case I used also resin to fix them in place before glueing the bottom half to the hinge.
