Most of these materials started out with a diffuse texture I either photographed myself or found on CGtextures.com. I then created the normal, spec, emmisive, etc in Photoshop. I think this technique works well if you’re going to be putting the model into an engine like Unity or Unreal. The textures hold up at very close and they can be used across many different buildings or props you may have in your game. Also being able to add secondary textures would allow for more variations like grunge.
